It is also important to consider where in the property cycle (aka “the property clock”) this suburb is. Here is a video from Sam Saggers of Positive Real Estate explaining the property clock. I am unsure how old this video is, so ignore the capital city recommendations at the end of it.
More research into where Armidale sits on the property clock would need to be done and that is beyond the scope of this video. It also tends to be speculation and estimation and you can never be 100% certain where on the property clock a suburb or town is sitting.
